Association Info: North Village at Victor Gardens Condominium Association

North Village at Victor Gardens Condominium Association is a sub-association of the Victor Gardens Community Association (the Master Association) and consists of four homes north and west of Victor Gardens' clock tower. Homes within the North Village at Victor Gardens Condominium Association were built by Rottlund Homes.

Homeowners are reminded that improvement projects such as storm doors, satellite dish installations, and other modifications must be approved in writing. Before any work begins, the Victor Gardens Community Association's Architectural Review Committee (also known as the ARC) must review and approve your proposed project.  

The ARC meets monthly to review applications and recently adopted a streamlined Storm Door Quick Reference Guide and Application Form for condo owners interested in installing storm/screen doors.  Ensure your forms are fully completed and signed, along with any helpful written descriptions, photos, product information, etc. Experienced, insured professionals/installers/contractors must be specified on your applications.

Applications/submissions should be sent to our Master-Association's Community Manager. She can help homeowners with questions and help navigate the ARC approval process.

The Master ARC reviews the details of each application carefully. Sometimes the Master ARC will look to the sub-association's Board for guidance. Please keep in mind that according to the Declaration of Covenants, Conditions & Restrictions the Master ARC, not the North Village at Victor Gardens Condominium Association, has the authority to approve or reject an application.

Creek Side Villas at Victor Gardens Homeowners Association is a sub-association of the Victor Gardens Community Association (The Master Association) and consists of detached townhomes East of the Clearwater Creek. All of the townhomes within the The Creek Side Villas Association were built by Pratt Homes.

South Village at Victor Gardens Condominium Association is a sub-association of the Victor Gardens Community Association (the Master Association) and consists of townhomes along Everton Avenue and Victor Path on the Eastern edge of Victor Gardens. All of the townhomes within the South Village Association were built by David Bernard/Rottlund Homes. The Association transitioned to homeowner control in September 2010.

The Gables at Victor Gardens Condominium Association is a sub-association of the Victor Gardens Community Association (The Master Association) and consists of condominiums West of the Neighborhood Activity Center and Pool, and West of Victor Square. All of the condos within the Gables Association were built by David Bernard/Rottlund Homes.

Victor Gardens Single Family Village Homeowners Association (SFV) is a sub-association of the Victor Gardens Community Association (The Master Association) in Hugo, MN. This association consists of all single-family homes generally near Arbre Park, Val Jean Park, Poet's Green, Provence Green, Grantaire Green, West and East of Clearwater Creek. They include homes built by American Classic Homes, Senn & Youngdahl Fine Builders, David Bernard, Hartman Homes, Nottinghome, Pratt Homes, Ryland Homes, Minks Custom Homes, Sharper Homes, The Nest, Homes by James, Welle & Hove Traditional Homes, Colfax Companies, Eternity Homes, Genesis Homes and others. Buildable lots are still available.

  • Schedule:
  • 30 days past due: Late letter plus a $25 late fee.
  • 60 days: Second late letter plus an additional $25 late fee.
  • 90 days: Third late letter plus an additional $25 late fee.
  • 120 days: Account forwarded to a collection agency or attorney.  Notification that Association intends to seek of a lien on the property.
  • 150 days: Association files a lien on the property.
  • After 30 days past due, priveledges are revoked. (Your pool key fob will be turned off.)
  • NOTE: It is the owner's obligation to ensure the Association has owner's current address.
